- Common Home can deliver 100% affordable homes that are better designed, better built, significantly larger and more adaptable than a conventional “developer” product;
- Small sites are tricky and time-consuming for local authorities to deliver – Council’s priorities understandably lie elsewhere, concentrating on larger sites which deliver greater quantities of housing. Common Home provides a convenient, fast and hassle-free route to delivering exceptional homes in line with London Plan requirements;
- Common Home can deliver these homes with little or no risk, and with practically no involvement of the Council;
- Common Home is compliant with the Council’s obligations under the Self-Build and Custom Housebuilding Act 2016;
- Common Home allows the Council to comply with the ambitions of the draft Replacement London Plan Policy D2 which requires London Boroughs to make provision for community-led housing on small sites;
- The replacement London Plan also places significant emphasis on the impact the development of small sites can have on addressing the housing crisis. Common Home helps London boroughs address this ambition;
- Common Home has developed designs for three sites to a high level of detail, with planning applications ready to be submitted early in 2018—far quicker than could be achieved if the Council self-developed;
- By granting a long lease to Common Home, the Council can avoid lengthy and protracted procurement procedures, instead bringing units to market quickly and with minimal intervention;
- Common Home can help deliver ambitious housing targets, achieving 100% affordability compared to the London Plan target of 50%. All homes will remain affordable in perpetuity, with resales and sub-letting managed by Common Home to ensure this obligation is met;
- Common Home can accept nominations from local authority housing waiting lists, with additional mortgage eligibility screening performed by Common Home to assess suitability for outright sale;
- Common Home provides much-needed housing at a level affordable key-worker such as teachers, nurses and firefighters;
- There is the potential for Councils to purchase some units at low cost for social rent if desired;
- Local authorities receive an annual payment of enhanced ground rent, collected and administered by Common Home with no administrative costs.
